Thank you for your renewing your WWRA membership!

 

This is your 2010 annual membership dues billing statement. By renewing your membership you reaffirm your promises and obligations as set forth in your application for membership. Membership dues are due and payable upon receipt of this statement.  The dues bill includes the following charges:

 

ANNUAL RENEWAL CHARGES - These charges include your local, state and national dues. Your national dues include a $35 mandatory assessment by the National Association of REALTORS® to fund a nationwide public awareness campaign that includes TV network and cable ads highlighting the value a REALTOR® brings to a transaction and stressing the importance of using a REALTOR® . All three (local, state and national) must be paid in order to renew your membership.

REALTOR® Magazine - WRA dues include a $9.00 subscription to Wisconsin Real Estate and $6.00 subscription to REALTOR® Magazine that cannot be subtracted from total dues.

Wisconsin Homeowners Alliance Contribution - Your WRA dues include a mandatory $40.00 contribution to the Wisconsin Homeowners Alliance, Inc. The Alliance is a nonpartisan, nonprofit advocacy organization working on behalf of Wisconsin property owners including homeowners, seasonal residents, farmers and business owners. This coalition of concerned property owners will work to promote and create a reasonable regulatory environment in which state and local regulation does not unfairly affect the use and enjoyment of Wisconsin property. The Association has been instrumental in establishing and organizing the Alliance and believes that the organization's work on behalf of all property owners benefits all REALTORS® . The Alliance is an independent legal entity that is seeking recognition as a section 501(c)(4) organization. Contributions are not tax deductible.

 

Optional Charges And Services - These charges may be included by voluntarily adding them to the amount you are paying for in your dues. These optional charges and services are:

 

RPAC Dues Billing Explanation (REALTOR® Political Action Committee) - RPAC refers to certain political action committees ("PACs") affiliated with the NAR, the WRA and in some instances your local Association. Your voluntary $35 voluntary contribution to RPAC will be used to support one or more of these PACs depending on when the contribution is made. RPAC contributions are split between these PACs according to formula approved by each organization's or PAC's board of directors. All contributions are charged against your individual contribution limits under state and federal law. Information on how your individual contribution was distributed among RPAC may be obtained by contacting the WRA.

 

Contributions are not deductible for Federal Income tax purposes. Contributions to RPAC are voluntary, used for political purposes and may be publicly disclosed. You may contribute more or less than the suggested amount. Copies of RPAC reports are available at the Federal Election Commission or the Wisconsin State Elections Board. You may refuse to contribute to RPAC without reprisal and neither the NAR, the WRA nor your local association will favor or disfavor any member because of the amount contributed to RPAC. Both state and federal campaign finance laws prohibit the use of corporate funds for RPAC contributions. Only an individuals personal check or credit card is accepted for RPAC contributions.

 

 

NAR Quadrennial Ethics Training - Effective 1-1-2009 through 12-31-2012, and for successive four year periods thereafter, REALTORS® are required to complete Ethics Training of not less than 2.5 hours as a requirement of membership in any Board or Association. A REALTOR® completing Code of Ethics Training as part of New Member Orientation is not required to complete additional ethics training for this period. Failure to complete the required ethics training is considered a violation of membership duty for which REALTOR® membership will be suspended until required training is completed. PLEASE NOTE: The Western Wisconsin REALTORS® Association will offer a minimum of 2.5 hours of Ethics Training annually. NAR has an online course available at no cost on www.realtor.org. CE providers other than the WRA or the WWRA may or may not meet the NAR requirements for course objectives and minimum criteria.

 

Nondeductible Dues: Membership dues are not deductible as charitable contributions, but may be deductible as an ordinary and necessary business expense subject to restrictions imposed as a result of association lobbying activities. Under the 1993 Federal Tax Budget Act, individuals who belong to a not-for-profit Association may not deduct for income tax purposes the portion of their 2010 membership dues spent on federal or state lobbying activities. The portion of the 2010 dues not tax deductible is: Designated REALTOR® - $26.00 NAR and $145.00 WRA for a total of $171.00; REALTOR® and Salesperson Assessment - $26.00 NAR and $142.00 WRA for a total of $168.00; Affiliate - $132.00 WRA; Institute Affiliate - $8.00 NAR and $12.00 WRA for a total of $20.00; Individual Board Designated REALTOR® - $26.00 NAR and $157.00 WRA for a total of $183.00; Individual Board REALTOR® - $26.00 NAR and $154.00 WRA for a total of $188.00 being not deductible.

 

Pay your dues now, click on the link below and logon using your member number and the word "password" (unless you have changed your password). You will then be directed to the "Personal Services" page where you will click on "Check/Pay Your Invoices - Western Wisconsin." Then click on the invoice number highlighted in blue and review your charges. Once you have reviewed the charges, select "Pay Now", scroll down and click on the "Choose Payment Options" bar. The bill pay system will walk you through the credit card steps and send you an automatic email receipt.
